"Fake it, till you make it." A tip from one of Trump's trained speakers on real estate success can either give hope to beginners in the business or bring doubt to the deal.  Yet every successful person has to start somewhere on her/his career and business.  Real estate where millionaires can be made, even billionaires in commercial real estate, is also attracting the small investors to try their luck and skill at buying and selling, or investing in a rental property, or renovating and reselling.  Training under the Trump experts is probably one of the better ways to do it because of his name and success at the business.  The Trump Institute with its guidance under experts and attending seminars and workshops is probably more interesting than sitting in a class room with average trainers.  But this is only if the confidence and glib talk can be learned by average learners.  Extroverted personalities would probably enjoy the Trump style of learning whereas introverts may be too shy.  Aside from that, when the market is down due to foreclosures and bankruptcies and repossessions, that is when it becomes more affordable to buy and later resell when the market goes up.  In certain neighbourhoods and development plans in the area, it is possible to predict whether it will go up or down or fluctuate constantly.  For example, in natural disaster areas where floods, wildfires, earthquakes constantly destroy and destabilize housing, fluctuations depend on weather and Mother Nature.  If urban geography and climate are taken into consideration by developers, they should logically stay away from building such areas over and over.  Man cannot defeat Nature in the end.  Commercial development and residential development can influence each other such as when a big mall and entertainment complex is being built, new houses are also built with the potential new jobs opening in that area.  Prices of existing houses will also go up in value since buyers will see the convenience of walking to and from the mall and home.  If a nuclear power plant, prison, shelter, asylum, or any building with risk is nearby, prices remain low because of the fear of being attacked or falling ill.  However, most areas are safe to live in and invest in for the average investor in residential real estate.  Some neighbourhoods are gentrifying with small businesses buying in the commercial streets which then increases the value of the residential properties nearby.  Money attracts money usually so it's a ripple or falling domino effect, spreading from the center outwards.  All these wealth seminars are building up the excitement until big personalities such as Donald Trump move in and maybe even movie stars, based on the recent trend of TIFF bringing in the California Hollywood big names and New York Broadway shows.  Certain neighbourhoods increase in value when fame and money walk in!  Affordable and low income areas have new condo buildings being built which are more expensive and this is causing affordable housing and low income groups to destabilize because of having to move away to cheaper areas.  Hopefully, there will be room for everyone in Toronto as it grows bigger and wealthier.
